北京师范大学管理学院教授董藩称，北京的交通比较堵恰恰是因为北京的房价太低了，如果北京的房价放开，房价足够高，就不会有这么多人涌入北京，他们会自动离开，房价自动就可以起到交通疏导的作用。

董藩：
刚才问的这个问题，陈博士表述了半天，我不太同意他的看法，他说新一界领导有很多想法，很多思路，很多打算，其实要真有的话在改革《决定》中就出来了，之所以没有，是因为一直没想明白，你说谁要是想明白了谁不去表达呢？你看任志强把很多事情想明白了，他一直在积极的表达，这么多年来坚持说自己的事情，因为高层对房地产这个问题确实没搞清楚，所以刚才任志强说，高层一直还缺一个很懂这个的，否则就不会出那样的政策，我不知道他是否有自荐想当部长的想法。
如果我说的不对，那就是第二个问题，中央想刻意回避这个冲突特别大的房地产的问题，因为我们在这方面，老百姓盼着房价下跌，但中央领导经过反复分析发现如果房价真要下跌就完蛋了，因为现在保房地产的稳定就是保经济增长，就是保就业，就是保税收，进而说白了，就是保我们的政权，从这个角度来讲的话，他希望房地产市场稳定健康发展，但这就没有了让房价下跌的含义，但如果你要这么说，似乎又呛到了老百姓的情绪，好象又回到房地产是支柱产业上来了，所以到最后让老百姓不满意，不舒服也不好，于是他就采用了回避的态度。
其实房地产不但是支柱产业，刚才任志强先生谈到支柱产业，它同时还是主导产业，而且还是先导产业，任何一个行业的发展都离不开房地产， 除了在大街上擦皮鞋、卖水果、修自行车，我们想想，今天咱们在这里开会没有这个大饭店行吗？不行，如果要干金融中心没有银行的营业面积行吗？不行，搞商务中心没有那些购物中心行吗？不行，所以房地产业是其它行业的母亲，它生产出房子，形成了其它行业的投入品，其它行业才能健康发展，所有试图把房地产打下去，这种破坏性是非常强的，某种意义上来讲是反人类的。
